Roof Leak Repairs

J&E Sheet Metal handles roof leak repairs for homes, shops and light industrial buildings in Mossel Bay and the southern Cape. We find the fault at the flashing, sheet lap or fixing point and repair it properly so the roof stands up to wind, rain and coastal humidity.

Roof Leak Repairs

Where Roof Leaks Usually Start

Most roof leaks do not begin in the middle of a sheet. They start where water can work its way in at a joint, a cut edge, a screw line or a detail that has been exposed for too long. In Mossel Bay, Hartenbos and Great Brak River, we often see damage around ridge cappings, side laps, valley gutters, wall flashings, parapet edges and roof penetrations for pipes, vents and solar brackets.

Salt air, strong south-easterly winds and repeated heat and cooling cycles can loosen sealants and open small gaps. On older roofs the fixings may still look fine from the ground, but the washer has hardened or the sheet has lifted slightly at the overlap. That is enough to let water track back under the cladding and stain ceilings, insulation or wall finishes.

We repair all common roof types, including steel sheet roofs, tiled roof flashings, small industrial roof sections and carport covers. The aim is not to smear sealant over the problem. The aim is to find the actual fault and repair it so rainwater runs off as it should.

What Our Repair Service Includes

Our roof leak repair service is centred on targeted sheet metal and roofing work. We inspect the affected area, lift and refit loose flashings where needed, replace damaged screws and washers, reseal joints and, when required, fabricate new flashing pieces to suit the roof profile. If a section of gutter is backing up into the roof edge, we sort that too because the leak may be caused by poor drainage rather than the roof covering itself.

  • Site measuring and leak tracing on the affected roof area
  • Inspection of flashings, laps, ridge caps, valleys and penetrations
  • Replacement of worn fasteners and sealing washers
  • Custom flashing fabrication for chimneys, wall abutments and roof edges
  • Patch repairs or partial sheet replacement where corrosion is present
  • Gutter and downpipe checks if overflow is contributing to the leak

We work cleanly and keep the repair focused, which helps reduce cost and downtime. On commercial properties, that means less disruption to tenants or staff. On homes, it means the roof can often be made weather-tight without a full roof replacement.

How We Handle a Leak Repair From First Call To Fix

Once you contact us, we ask for the building location, the type of roof if you know it, and where the leak shows inside. That helps us prepare for the visit and bring the right materials. Our team then does an on-site assessment and checks the outside roof detail against the inside symptoms. A stain in one room can be caused by a fault several metres away, so this step matters.

After the inspection, we explain what is causing the leak and what is needed to repair it. If the job is straightforward we can often carry out the repair soon after approval. If a custom flashing must be made in the workshop, we measure the profile, make the item to suit, then return to install it. On urgent jobs we work to restore watertight protection first, then complete the finer finishing work after weather allows.

We also look at the condition of nearby sections. If one flashing has failed, the adjacent laps may also be ageing. That kind of check can prevent repeat callouts later, especially on roofs that face the sea or catch heavy wind off the bay.

Turnaround, Weather Timing And Local Conditions

Leak repairs are often time sensitive because a small fault can become a bigger one after the next storm. We aim to respond quickly in Mossel Bay, Gouriqua Park, Hartenbos and nearby areas, then schedule work according to access and weather. If the roof is too wet or winds are too strong, repair quality drops, so we choose the right window for the job rather than rush and leave a weak finish.

Coastal roofs need different attention from inland work. Fasteners corrode faster near the sea, and sealants do not last as long when they are exposed to salt and UV. On buildings that have already been patched a few times, we check whether the old repair material has cracked, lifted or blocked the water run-off path. Sometimes the cause is a single missing screw; other times it is a section of rusted sheet that has reached the end of its service life.

  • Same-day attention may be possible for urgent weather leaks
  • Workshop-made flashing pieces are usually the quickest way to restore a proper fit
  • Access requirements, roof height and rain can affect timing
  • We cover Mossel Bay, George, Wilderness and Sedgefield by arrangement

Pricing Based On The Actual Fault

We price roof leak repairs according to the extent of the fault, access to the roof and whether custom sheet metal work is needed. A small reseal around a roof penetration will not cost the same as a new valley section or a corroded flashing that must be remade. That is why we inspect first and quote against the real problem, not a guess from a photo alone.

The price can be influenced by roof pitch, height, scaffolding or access equipment, sheet gauge, coating type and whether the area needs partial replacement. If the leak has caused interior damage, we can still repair the roof side first and advise what further works may be needed. Our focus is to get the building dry again and stop the cause of the leak, not just cover the stain.

Where possible, we group small repairs on the same property so you get better value. For example, if a gutter joint and a ridge flashing both need attention, it often makes sense to handle them in one visit. That saves callout time and reduces the chance of missing a related fault.

Keeping Repairs Working For Longer

A leak repair lasts longer when the roof is checked before the damage grows. We recommend maintenance inspections for coastal properties at least once a year, and twice a year for roofs with older fixings, box gutters or high wind exposure. On factory roofs and long carport runs, a seasonal check before winter is a sensible move because that is when blocked gutters and loosened flashings show up quickly.

During a maintenance visit we look for cracked sealant, rust at cut edges, missing fixings, ponding water, gutter overflow and lifted sheet laps. Small issues can be sorted before they reach the ceiling. If we find a section that is nearing failure, we will say so plainly and give you the practical options, whether that is a local repair or a replacement strip.

  • Inspect roof flashings after heavy wind or hail
  • Keep gutters and downpipes clear before the rainy season
  • Check that solar, antenna and pipe penetrations are still sealed
  • Watch for ceiling stains, damp wall tops and dripping after rain

Well-timed maintenance is cheaper than emergency repairs. It also helps preserve the roof sheets and the structure underneath, which matters on buildings exposed to sea air and frequent weather change.

What clients say

Questions we get asked

Can you repair a leak without replacing the whole roof?

Yes. Many leaks are caused by one faulty flashing, loose fixing or damaged lap, so we repair the actual problem first.

Do you work on small carports and outbuildings as well?

Yes. We repair leaks on homes, carports, workshops and light commercial roofs across the southern Cape.

What if the leak only happens during strong wind or heavy rain?

That usually points to a flashing, lap or edge detail that opens under pressure. We inspect those areas closely and repair them to suit the exposure.
